Project management for premium property renovations

Independent control: contractor coordination, budget review, work planning, technical supervision and handover.

We organise the process so that your project is delivered in line with the approved design, budget and schedule — and issues are identified and resolved on time.

Why projects lose control

Most renovation problems are built in long before anyone can see them

Designer, contractors, suppliers — each is responsible for their own part. No one is responsible for the project as a whole. That is why mistakes surface when they are already expensive to fix.

01

Budget not checked against the design

Unnecessary, duplicated or missing items only appear mid-project — as “additional works”.

02

Wrong sequence of works

Ceilings are closed before services are checked, finishes start before concealed works are accepted — and then everything is redone.

03

Deviations from drawings

Partitions in the wrong place, materials off-spec. Without regular checks, this is discovered at the finishing stage.

04

Changes approved by default

The contractor reports new works — and they get approved without checking the reason, scope and cost. Budget and schedule start to drift.

Our principle
It’s not about simply cutting the budget. Our job is to make sure money is spent justifiably — without compromising quality.

Our role is to set up the right processes and control the quality and timing of delivery in line with the approved design, budget and schedule.

  • The project follows approved decisions
  • Budget under control — every change is justified
  • Schedule maintained, delays visible immediately
  • Issues resolved before they are covered by finishes
Four areas of Oversee

What we do on your project

Bring us in from the very start — or at any stage of a renovation already underway.

01

Pre-construction project review

We prevent problems before contractors arrive on site.

  • Review the design documentation
  • Check the budget against the design and stated scope of works
  • Identify unnecessary, duplicated or missing items
  • Assess whether proposed solutions suit the specific property
  • Flag technical questions to be clarified before start
  • Help build a clear delivery plan
Example

A client receives a quotation for a penthouse renovation: works, materials, MEP solutions.

We analyse what is truly necessary, which items need clarification and which works could lead to additional costs.

Result: the client signs the contract knowing exactly what they are paying for.

02

Planning and contractor coordination

The right sequence of works is the foundation of a managed build.

  • Prepare the works schedule
  • Define the sequence in which contractors mobilise
  • Coordinate civil, MEP and finishing works
  • Verify site readiness for each next stage
  • Track delays and their causes
  • Organise communication between all project parties
  • Follow up on snag rectification
Example

You can’t close the ceiling just because the electrician says he’s “done”.

Services must be installed, their positions verified, required tests completed and concealed works accepted — before anything is closed up.

Result: no opening up of finished surfaces and no unnecessary rework.

03

Technical supervision at every stage

We check not only what has been done, but how it has been done.

  • Compare completed works against approved drawings
  • Check dimensions, positions of elements and technical solutions
  • Verify materials match specifications
  • Inspect workmanship quality
  • Record deviations and snags
  • Ensure they are fixed before moving to the next stage
  • Organise inspections and acceptance of works within our authority
From current practice

On site we found partitions built in the wrong positions and other solutions requiring verification.

Result: issues are resolved now, while they can still be corrected — not at the finishing stage.

04

Budget and change control

We control costs throughout the entire project.

  • Compare actual works against the approved budget
  • Review additional works and variations
  • Identify discrepancies between design, budget and execution
  • Analyse the cost of proposed changes
  • Ensure extra costs are approved before works are done
  • Track the impact of changes on schedule and total budget
Example

The contractor says additional works are needed to continue.

Instead of automatic approval, we check the reason, scope, technical necessity and cost.

Result: you make the decision based on clear information.

Errors found before finishing — not after

We were brought into a project where works were already underway. Checking the site against the approved drawings, we found partitions installed in the wrong positions and a number of technical solutions that needed re-verification.

All deviations were recorded, agreed with the contractor and are being corrected before the next stages — while this is still possible without demolishing finished work.

This is what control looks like: problems seen in time.

The Oversee model

We represent the owner — not the contractor

Without independent management

Everyone is responsible only for their own part

  • The budget is checked by whoever wrote it
  • The contractor accepts their own work
  • Extras are approved after the fact
  • Errors surface at the finishing stage
  • The owner is the last to learn about overspend
With Oversee

One party is responsible for keeping the project under control

  • Budget checked against the design before start
  • Every stage inspected against drawings
  • Changes only after review and your decision
  • Concealed works accepted before closing
  • You see budget and schedule at every stage

FAQ

Common questions

How are you different from a contractor?

The contractor carries out the works. Our role is to manage the project on the owner’s side: set up the right processes, review the budget, plan the works, coordinate contractors and control quality, schedule and budget.

Can you join if the renovation has already started?

Yes. We inspect the site against the approved drawings and budget, record deviations and set up control of the remaining stages. The earlier we join, the more can be fixed without redoing finishes.

Can I order only a budget review?

Yes. Pre-construction review of the design and budget is a standalone service; its cost depends on the volume of documents. You receive a clear list of questions and risks before signing with a contractor.

Is your goal to cut the budget?

Not only. We make sure every line item is justified and quality doesn’t suffer. Sometimes that means removing what’s unnecessary; sometimes adding what the contractor missed and would later charge as additional works.

How are your fees structured?

Fees depend on the project: the property, scope and complexity of works, the stage and the services required. We calculate them after reviewing the property and documents.

Can you work with my architect or designer?

Absolutely. We don’t replace the creative team — we make sure the project is delivered according to approved decisions.

I live outside the UAE. Can you manage remotely?

Yes, this is one of our core scenarios. Regular video walkthroughs, photo reports, financial summaries and calls. All decisions are documented before execution.

What languages do you work in?

English and Russian — documents, reports and communication in the language of your choice.

What is your minimum project size?

AED 500,000. For smaller projects we are happy to recommend trusted specialists.
